Here’s how CSS Selects the Best Appraiser:
We rate each appraiser on every assignment based on turn time, responsiveness, quality, and order declines.
We also take into consideration current appraiser workload and turn times, geographic competency, certifications, and lender’s preferred or approved lists of appraisers.
Our multi-step quality control process.
When an appraiser uploads the completed appraisal to our system, it undergoes an automated rules-based review. This provides instant flags to the appraiser if corrections are needed.
For first mortgage lenders, we also offer the RealView product that automatically compares appraisals to 2500 + business rules and USPAP guidelines.
Finally, every appraisal is manually reviewed by a qualified CSS staff member. They closely examine the report as well as the output of all automated review tools. CSS then provides our lenders with a compliance checklist to certify that the appraisal was completed consistent with all applicable regulations and guidelines.

Appraisal Panel Management
For lenders who want the benefits of using an AMC but also want to use their existing panel of approved appraisers, CSS offers the Panel Management appraisal program.
Our Appraisal Panel Management program allows you to:
Perform the same management tasks and provide the same great benefits of an AMC
Distribute appraisal orders exclusively to the lender’s existing preferred appraisers panel
Pay appraisers the same customary and reasonable fees that the lender currently pays
Send invoices to lenders with both appraiser and management fees for each appraisal
