Suncoast Credit Union / CSS Case Study

Suncoast Credit Union Moves 100% of Its Home Equity Volume to CSS
Consolidating Valuation, Title and Flood Services Under One Partner

Overview

Suncoast Credit Union is the largest credit union in Florida, serving approximately 1.4 million members with $20.9 billion in assets as of June 2026. Suncoast offers a broad range of consumer and business banking products, including a substantial home equity lending program. To support that program, Suncoast partnered with Corporate Settlement Solutions (CSS) in spring 2026 for valuation, title, and flood services.

Challenges

Suncoast had worked with one of the large national settlement services providers for years, but the relationship had started to unravel. The team was experiencing ongoing service issues, along with concerns about the vendor’s IT security practices, and turn times were no longer keeping pace with Suncoast’s home equity volume. What Suncoast needed most was a partner who could match that pace with clear, consistent communication and support built for a high-volume program.

CSS' Solutions

Suncoast initially planned a measured transition, splitting its home equity volume roughly 50/50 between CSS and its existing provider to compare performance directly.

Key solutions included:

  • Full-Spectrum Valuations: CSS supported the full range of valuation products, from AVMs and property condition reports to hybrid valuations and full appraisals.
  • Title and Flood Services: CSS provided title and flood services alongside valuations, consolidating multiple service needs under one partner.
  • MeridianLink Consumer Integration: CSS built a robust two-way integration with Suncoast’s MeridianLink Consumer loan origination system, enabling detailed data exchange, order placement, status updates, and delivery of completed products directly between the two platforms.

“Their approach was collaborative, and their suggestions were a big cost savings for us,” said Robbie Snyderman, Home Equity Director at Suncoast Credit Union.

Results

Since partnering with CSS, Suncoast has achieved:

  • Expanded Partnership: What began as a planned 50/50 volume split quickly grew into a full commitment. CSS’s performance made the decision easy, and Suncoast moved 100% of its home equity valuation, title, and flood volume to CSS.
  • Faster, More Dependable Turn Times: CSS has consistently exceeded expected turn times on reports, with AVM/PCRs returned under 1 business day and home equity title reports returned under 1.5 business days. This allowed Suncoast’s team to move files through the pipeline faster.
  • Volume Growth: Suncoast has funded $14.5 million more in home equity loans year to date compared to the same period last year without needing to add staff due to the efficiencies produced by the partnership with CSS.
  • Responsive Service: Suncoast’s team now works directly with a dedicated CSS team who knows their account, resolving issues quickly without navigating a large call center.

“CSS has provided a very responsive team to work with. We don’t have to go through a huge call center to resolve issues,” Snyderman said.

Conclusion

Suncoast Credit Union’s partnership with CSS has transformed how the credit union manages its home equity lending operations, consolidating valuation, title, and flood services under one responsive partner.

“Communication is what helps keep our pipelines moving, and they provide that consistently,” Snyderman noted.

When asked what she would tell another lender considering CSS, Snyderman didn’t hesitate: “This is the experience that a lender would want with a vendor. A true partnership.”
